Reservations:
· A 2 night minimum stay is required, with weekends requiring a 3 night
stay*.

· Minimum stays for holiday periods and special events may be longer. Contact us for particular minimum stay requirements.
· All major credit cards accepted.

· $175 cleaning fee required.
· 50% deposit required upon placement of reservation. Balance due 30 days prior to arrival.
· Deposit and balance payments, can be made by credit card, check, or money order / cash.
· Rates are subject to change without notice until confirmed.
Cancellation:
Booking deposits are refundable less a $35 handling
fee up to 30 days prior to arrival. Within 30 days of arrival, the
booking deposit is nonrefundable, as
cancellations within 30 days of arrival date are subject to a 50% cancellation
fee.
Policies:
No smoking, no pets, no parties: This home is non-smoking and no pets. This home may not be used as a site for an event, function, or party*. Owners reserve the right to refuse service and / or request vacating of the premises immediately and without refund if found that this home is / will be / has been used in any of these ways by guests. Additionally, owners shall have the right to charge the credit card used for reservation for physical damage to home, furnishings, or grounds, caused by smoking, pets, party / function. Guests are asked not to create excessive noise, traffic, or disturbance, and guests may be asked to leave without refund if such occurs.
*If you are interested in holding a small gathering / function, please disclose all particulars to owners, and such may be allowed on a case by case basis. Allowance of this activity must be confirmed in writing, and guidelines will be provided which must be followed, pertaining to occupancy, noise, traffic, and disturbance.Occupancy: This home can accommodate 14 people maximum. Additional occupants, if allowed by owners in writing, must provide their own sleeping arrangement (sleeping bag, air mattress), and may not use furnishings for sleeping purposes. Non-adherence is cause for request to vacate with no refund.
Check-in Time: Check-in is by appointment, and we will meet you at the home. The home will be ready after 4:00 p.m. if occupied the prior day. A check-in appointment before 4:00 can be requested, but may need to be rescheduled by owner (we will do our best to accommodate earlier appointments). Morning appointments must be confirmed within 7 days of arrival, and are only possible if rental is open the day before.
Check-out Time: Departure time is 11:00 a.m., unless later check-out is authorized by owners in writing. Owners reserve the right to require 11:00 a.m. check-out, even if pre-authorized, due to incoming rental. (If you would like to leave later in the day and want to be certain this is possible, please add an extra night to your reservation.) If cleaning person comes to the home at 11:00 a.m. or after, and guests have not vacated, guests must leave and remove all belongings within 15 minutes of arrival of cleaning staff, otherwise, a fee equal to, and in addition to, the customary cleaning fee for the home will be charged to the guest’s credit card used for rental, notwithstanding the necessity that the guest must vacate as soon as possible.
Liability: Guests agree to assume the risk and full responsibility for any injuries or property damage that may be sustained by guests or those invited to home by guest, in connection with use of the premises. Owners assume no liability for such.
In the unlikely event that owners should have to change a confirmed reservation prior to arrival (other than for guest non-adherence to stated policies), notice will be provided as soon as possible and a full refund issued of all payments received. Although assistance in finding another rental will be offered, owners will not be liable for any further obligation or claim.
